The home buying process is different for every buyer and unique to each market.  Whether you are a first-time buyer, a seasoned pro, an investment buyer, or looking for a second home, our job, as Buyer's Agents, among other things, is to listen to your wants and needs, and explain market conditions and current inventory, to come up with properties to show you.  We spend a lot of time researching active listings to find those properties that most closely match your criteria and your particular situation.   For instance,  if you are interested in a quick close, we would suggest weeding out Short Sales, as they can take up to 3 months just to get a response on your offer.  If you wanted a move-in ready home, we would advise you to skip Bank-Owned homes.  Although, lately, we seen some REOs that have been fixed up before listing.  When given enough notice, we preview the homes before we show them to you. Our research time also includes finding comps for the areas we plan to show you, so that you can become informed on how sales are trending in the neighborhoods you are interested in.

It is always a good idea to get pre-qualified by a lender before we start the search for two reasons.  First, so that I have a price range to use for searching for homes and secondly, so that we will have a completed Loan Status Report (LSR) which is a required part of the Purchase Contract, to be submitted with an offer.  The more completely the LSR is filled out the more negotiating power we have to get the best deal for you.  If you do not know of a lender to contact, we would be happy to recommend some.
